After we acquired it, we filled in a vacant space with a jewelry store.
Plus, we strengthened up some leases and collected some back rents.
This particular plaza we are 100% owners.
We are holding this one for a long position to positive cash flow.
We are enjoying receiving the benefits of depreciation from this plaza that
can be directly applied to our tax returns to save us income tax.
We are fairly confident in the stability of the Phoenix vicinity metro market are hoping that the rents will appreciate over time as the income levels steadily increase here.
This one is also strong because we have a very well established large scale management company that runs the day to day operations. They actually used to own it previously, so they are very experienced with all the tenants, leases and operational aspects of the property including insurance, maintenance and taxes.
